Minnesota operates under the Race Notice Law, which means that the person whose document is filed first establishes their interest first. It’s as simple as that and as important as that. For this reason we record documents by the minute.

Recording and the customers who visit our office will always be our first priority. If a request is faxed or mailed, we will do a very limited search as our schedule permits. Requests are processed in the order received. If you require research beyond the last document of record, you will need to contact an abstracter, title company, or researcher. The Cottonwood County Recorder’s office does not abstract or perform title searches.
